Century Lofts has a homeowner's association (HOA). The HOA is here to enhance the quality of life in our community through management of common areas, enforcement of rules and covenants, support of initiatives that strengthen bonds among residents, and investment in capital improvements that benefit the greater good.

A condominium HOA is different than an apartment. An apartment has paid staff. An HOA is a group of unpaid volunteers that own property in the building.

If you are renting your loft, please contact your landlord about residence or building issues. If you are a property owner, Century Lofts has a management company and you should have contact info for them.

Storing Items in Common Areas

Personal items cannot be stored in the hallways, parking areas and other common areas. The HOA board has approved this resolution concerning this.


Inside and Outside Gate Clickers

Contact your landlord if you are a tenant, or contact the management company for the building if you are an owner. They can provide a replacement or extra gate clicker.

Mailbox Keys & Locks

If you have lost your mailbox key, or the lock is broken, it can be fixed.

If the box is locked and you have lost the key, you need to talk to the mail carrier when they deliver the mail. They may not be helpful, but if you show them ID with the building address on it, they may allow you to remove a clip on the inside of the box that allows the lock to be removed.

Lowes, Home Depot and Amazon carry a lock set for mailboxes. These come with 3 or so different inside locking pieces, so you need to figure out which one best fits the lock and install it.



Fire Alarm Info

To Clear a Fire Alarm:

Make sure there is not an actual fire in the building. The fire monitoring system will automatically call the fire department. Do not silence the fire alarm unless there is no fire. It is best to not reset the system until the fire department arrives so they can see the alarm issue.

1) Look at the display on the Fire Alarm Control Panel in the 1st floor lobby. The Fire Alarm Control Panel can be opened with a "Simplex B" or "CAT 30 B" key. The display should show the area of the building where a smoke detector or pull station has been activated.

2) The ALARM SILENCE button is pressed to make the alarm horn stop, at least for a few minutes. Do not press this if there is an actual fire and occupant evacuation is not complete. Flashing lights (strobes) in the hallways will continue to flash.

3) Then the ALARM ACK button is pressed to see pull station or smoke detector problems. Press the ALARM ACK several times to scroll thru if there is more than 1 alarm.

4) Then the smoke should be dissipated and/or the pull stations should be reset. Note that only smoke detectors in the hallways and stairs are wired into the system. Smoke detectors in individual lofts are not wired into the system. There is also a water pressure sensor in the Riser Room at the top of the basement stairs - it will trigger if water pressure is too low, such as when a sprinkler head goes off.

5) The next step requires logging in to a higher access level.

6) Now press the SYSTEM RESET button. "SYSTEM RESET IN PROGRESS" will be displayed. It will take a minute or so for the system to reset. This only works if all pull stations and smoke detectors are clear. If successful, "SYSTEM IS NORMAL" will be displayed.

7) Close and lock the panel.

Beeping Panel

A beeping from the panel, when there is no fire alarm, indicates that the Fire Alarm Control Panel needs service attention. The display should help show what the problem is. The TROUBLE ACK button can be pressed to see if there are other problems. If a problem is indicated with time/date, set the time & date and then reset the system. Another possible Trouble might indicate a backup battery that is not working. The last step is to login with the 2000 password and do a SYSTEM RESET. If the troubleshooting and reset do not fix the beeping, a qualified service person should be called in - but this generally can be handled in a week or so. An emergency service call is generally not needed for a beeping panel.

Setting Time & Date

The time and date on the Fire Alarm Control Panel can be set. Use the 2000 password level. Press the MENU button, then the Down Arrow button several times until "Set Time/Date" is displayed. Now press the ENTER button. The arrow buttons are used to change the time and date. Then press the ENTER button to finish.

Disable a Damaged or Faulty Sensor

Note: This should work, but has not been tried on the control panel at Century Lofts.

If a pull station or smoke detector is damaged, the alarm system will keep sounding an alarm. ALARM SILENCE will stop the horn for a few minutes, but the horn will go off again. A faulty smoke detector or pull station can be disabled until a repair person fixes or replaces it. Login with the 2000 password. Press the ALARM ACK button until the problem sensor or pull station is displayed. Press the DISABLE/ENABLE button. A message on the screen should show that this is disabled. Then press the ENTER button. A Trouble message should now be displayed, and the TROUBLE ACK button should be pressed to acknowledge the trouble.

Note that when a sensor is disabled, a SYSTEM RESET will fail. And the control panel will beep and the screen will show a "Trouble" fault.

To re-enable the pull station or sensor, login with the 2000 password. Press the TROUBLE ACK button until the pull station or sensor is shown on the screen. Then press the DISABLE/ENABLE button. And then press ENTER. A message should show that the sensor or pull station is enabled. The SYSTEM RESET button should be pressed and after about a minute, "SYSTEM IS NORMAL" should be displayed.

Break-Rod in Pull Stations

The pull stations can have a "Break-Rod" inside the pull station. This stiffens the initial pull to activate the alarm, and can help with nuisance pull station alarms. Information on various websites are unclear if using a Break-Rod is optional or required. If there is a Break-Rod in a pull station and the station gets pulled, the rod breaks in half and would need to be replaced. The pull station needs to be unlocked and opened to replace the Break-Rod. Replacement should be done by a service professional, since opening the pull station will set off the fire alarm.

Low Pressure and Shower Heads

The area of Atlanta that Century Lofts is in does not have very high water pressure. If you are unhappy with your shower spray pattern, High Pressure Shower Heads offers shower heads that can give a better shower spray with lower water pressure.

Graffiti Removal

The building does get tagged with graffiti from time to time.

To cover graffiti on the roll up garage door, the double doors that are the emergency exit for the back stairs, and the swinging gate for the emergency exit for the front stairs, a medium gray spray paint is used. The actual color varies, because the exact color code often is discontinued or not in stock when needed. In early 2024, RUST-OLEUM 2X Ultra Cover Paint+Primer in Satin Granite works well.

To remove graffiti on the brick or painted concrete surfaces, the World's Best graffiti remover has been effective in the past. We use the Bare Brick Stone & Masonry Graffiti Remover. The remover chemical is mixed with water according to the directions, then sprayed with a spray bottle (available at home improvement stores), then wait 5 minutes, then rinse off with a pressure washer on a low or medium setting. Repeat until happy with the results (usually 2-3 times). This is also used on the white painted concrete ares, except this will take the white paint off, so use shorter wait times and there will likely still be a hint of the old graffiti.
